Our three acre pleasure lake is stocked with a good head of home grown carp (normal, tough, pretty carp!) up to around 20lb. Pure Crucian, Rudd, and an especially good stock of Roach averaging 1lb up to 3lb, Bream from skimmers to 7lb, Tench, some big Perch and massive Gudgeon are also present in quantity.

This lake is suitable for all abilities and techniques. The stocks are monitored each winter when we remove most of the fry from the summer spawning and we put them in to our stock ponds to grow on, this ongoing management means that all species can grow and thrive ensuring a good quality mixed catch.

Sunset Lake - Fishing is available for Residents only.

Tench lovers, welcome to heaven!! Sunset lake was specifically designed to be the perfect Tench habitat, it contains Tench from 4 to 8lb. Covering two acres it has four central sunken islands approx 2 foot under the water surface, these where planted with lilies in 2007 so are now well established and provide a great place for Tench to hang out. The fishing is great fun on rod or pole.

The margins slope gently to a depth of 5 feet, uniform all over. Float fishing worm or corn in the margins is a great approach, keep it simple for constant action, fish light and bait little and often once the fish are in front of you. Counting is the new weighing! Keep a count of your catch and see how you fare against others, can you become one of the anglers that have caught over 100 fish? With varying sizes of fish that's easily more than 100lb. We believe that as a result of not being kept in keepnets, the fish remain in excellent condition and provide consistent great sport.

Priory Pool - Fishing is available for Residents only.

Whilst Priory pool is the venues smallest water of approx ¾ of an acre it is also one of the prettiest surrounded by trees shrubs and vast beds of iris. Often referred to as the crucian pool because it contains lots of pure crucian carp, as well as quality Roach, Rudd and Tench. It is very productive all year round for those who are capable of changing tactics and methods to catch more fish.

The large Roach we introduced from Westminster Lake are doing really well and have been caught up to 2lbs. Fish very light with caster, maggot, pellet or corn, fine tackle on the pole or float work very well and an enjoyable days fishing is the result. With careful management, we are sure that the Crucians will have more chance to grow and thrive, so don't be too surprised if some near record lumps get caught in the coming summers.

Rules:

Fishery Rules 2019

You must make sure you read, understand and accept our fishery rules before you purchase a fishing permit.



Fishing is available from 1st April to 30th September, 8am until 1 hour before Dusk.

General Fishery Rules:

01. Barbless Hooks only.

02. Only use the mats and nets we provide,(we do not 03. Provide a landing net handle).

03. No keepnets or Carp Sacks permitted on any of the Lakes.

04. Strictly no rods to be left unattended or in the care of another angler.

05. No fixed rigs (any weights, feeders or floats tied permanently to the line).

06. All fish to be returned to the swim where they were caught.

07. Never hold a fish with a cloth or stand up and walk whilst holding a fish.

08. Fishing from designated swims only.

09. Do not drive on the grass.

10. No stopping on roadway to load or unload.

11. No fires, bbq's or hot pots and kettles to be lit or placed on the grass.

12. The gate code must not be given to anyone else.



The gate to the bottom car park will be locked at Dusk
